We cover every phase of investment design — from the first sketch through to occupancy. Below are our services and what each one includes.
Core services
For most projects we deliver the full cycle. We can also take part only in specific stages if you have already started working with another designer.
Conceptual resolution of the project. This is the phase where strategic architectural decisions are made — volume, orientation, plan, relationship to neighbours.
Complete design documentation across all parts per Bulgarian Ordinance No. 4. This is the documentation submitted for the building permit.
Construction-level details for use on site. This is the "instruction set" that the building is erected from — and where conflicts between design parts are resolved.
Presence on site during construction. We answer questions, resolve issues, and control the accuracy of execution.
Specialised services
Some projects go beyond classic building design — urban planning, work with existing heritage, building surveys. We have a dedicated practice and specialists for these.
Detailed Development Plans (DDP), including variants for regulation and built-up areas, partial amendments, working development plans. Coordination with municipalities and environmental authorities.
Reconstructions, extensions and conversions of existing buildings. Energy retrofits under operational programmes, technical passports, surveys.
Residential and public interiors. We work from concept through to detailing and on-site supervision of the finishing works.
Technical passports, energy-efficiency assessments. Consultancy for new construction aiming at Class A certification.
Opinions for property purchase, analysis of land plots for investment potential, pre-design assessments.
Coordination with municipal services, investor control, issuing of sketches and design briefs.
The fee depends on the scale and complexity of the project, the scope of engagement (whether it includes all engineering parts, whether it includes site supervision), and the specifics of the location.
At the first meeting — after understanding the brief — we provide an indicative fee. If you decide to work with us, we sign a contract with staged payments linked to the delivery of each phase.
We never start work without a signed contract.
